The major refurbishment and alteration works were carried out in 2 separate live buildings over a 6 month period. The work consisted of a complete strip out & replacement of the finishes & services, the removal of load and non-load bearing partitions/walls and major mechanical & electrical works, including fume cupboards and other specialist equipment.

Both phases were carried out within a very sensitive environments and our works had to be planned an managed to ensure that the noise and dust were minimised or eliminated to ensure that the continuous experiments and animal breading programmes that were being carried out in adjacent labs/rooms were being carried out 24/7 were not affected by our work activities. The project was therefore precisely planned and operations were discussed and analysed on a continual basis with the Lab staff.

Both phases of the project were successfully completed through planning and our philosophy of understanding the client’s needs and the effect our works could have had on their operations. The team learnt that on projects on this particular nature it was vital that we assessed the risk of all our activities and any which we considered may have an effect on the Universities work were further analysed and in some cases carried out using different methods. This learning experience set us in good stead for future projects of a similar nature.
